You’ve dreamed of building your very own home forever and the time has finally come to make that dream a reality! Oftentimes, it can be intimidating to think about building a custom home but, the team here at Hunter Creek Homes is happy to help you every step of the way. We are going to cover these steps in our new blog series, and today, we will start at the very beginning of how Hunter Creek Homes constructs the stick-built home of your dreams.

Step 1: The first step in the process is to find the perfect piece of land to build upon. Do you prefer a wooded lot or a piece of land that is primarily clear? Do you want a nice little half acre, corner lot or do you want a secluded five-acre plot? This may be a piece of land that has been gifted to you or one that you will purchase on your own. Whatever the case may be, once the land is in your possession, the next step will be to hire a Surveyor to survey the land. By surveying the land, you will be able to pinpoint the best location for your home to be built. Things to be aware of include land conservation areas and/or wetland areas. If these areas exist on your property, they will need to be precisely mapped out to avoid any further complications. During the purchase process, the realtor or land owner should inform you of these areas if they exist as they will affect your final land decision.

Step 2: The next step is the fun part – selecting and customizing the perfect floor plan. Click here to view our extensive collection of floor plans to choose from. We offer many different styles including one-story and two-story homes with varying floor plans. We love customization, too, and welcome your ideas and additions to our existing floor plans. We will do our absolute best to bring your imagination forward into your finished floor plan. After you work with our team to design the floor plan of your dreams, we’ll send it off to our Architects to be formally drawn up. When the prints come back, your names will officially be on our board!

Step 3: The third step is the approval process. Before building can begin, your final floor plan will need to be approved by the County office. In addition, your plans for a septic system will need to be approved by the local offices. Hunter Creek Homes will submit both plans to the County Office for approval, staying in contact with you throughout the entire process. If any issues arise, we will be right there to help navigate you through to a final approval.

Step 4: Once your septic plan is approved, you will receive a permit from your state Department of Natural Resources. If you are building in Delaware, your permit will come from DNREC – Delaware Department of Natural Resources and Environmental Control. If you are building in Maryland, your permit will come from DNR – Department of Natural Resources.

Step 5: Once your floor plan is approved, you will receive a building permit from the appropriate County Office. If you require financing for the construction of your home, you will be required to forward an approved floor plan, to your selected lender for appraisal and loan approval. In most cases, the bank will schedule an Appraiser to provide a complete appraisal of the land and the expected costs associated with building your dream home.
